I consulted Carl Sammartino. His research found that there was an easement (undisclosed to me) that granted egress and ingress to the neighbor. Carl explained that I had two legal issues—1) with the title insurance company and 2) negotiating with the neighboring property owner about specific usage of the easement. In dealing with the title insurance company, Carl successfully negotiated a satisfactory monetary settlement. The neighboring property owner was a large, national property management company with their own legal department. Carl dealt with them as an equal and was successful in negotiating an acceptable agreement plus a monetary compensation.
