My experience highlights three significant areas where this office falls short of Georgia’s legal and ethical standards:\n\nBreach of Confidentiality (Rule 1.6): Look at how this office responds to negative reviews. They frequently disclose specific customer information to publicly \"attack\" or defend themselves. Under Georgia State Bar Rule 1.6, attorneys are prohibited from revealing information relating to the representation of a client. Using a public forum to air client details is an ethical red flag.\n\nLack of Communication (Rule 1.4): We have been dealing with an Earnest Money dispute for months. Raissa Rolim has been consistently unresponsive. When she does reply, it’s a vague \"I have to check with a supervisor,\" followed by weeks of silence. Georgia Rule of Professional Conduct 1.4 requires lawyers to keep clients reasonably informed and promptly comply with requests for information. This office has done neither.\n\nWithholding Cost Information (O.C.G.A. § 23-3-90): We have repeatedly asked for the specific costs to file an interpleader action so the buyer and seller can reach a settlement. This request has been ignored for months. Under O.C.G.A. § 23-3-90, the holder of funds is supposed to act as a neutral stakeholder. The fees that you are referring to were Homeowner Association’s fees which included an HOA initiation fee and account set up fee. While these two fees are typically paid by the buyer at closing, unfortunately, you failed to disclose these two fees to the buyer on the community association disclosure. The community association disclosure is an exhibit that was made a part of the purchase and sale agreement that you signed. Since you did not accurately disclosed these two fees to the buyer on the community association disclosure, the fees became seller paid fees which is why they were added for you to pay at closing. We were scheduled for a 1pm close.  I spoke to the pre-closer at noon and she indicated they did not yet have a clear to close from the bank.  I was told to shoot for 3pm.  I was on 316 and spoke to the pre-closer again and she indicated we would need to reschedule for the next day and we were 100% NOT going to close.  My agent said to go to the office anyway.  We ended up closing at 5:30pm.  Not sure where their miscommunication is...  They did have complimentary candy and bottled water.  The attorney was efficient. They informed us they were familiar with novations and understood the process which they did not, they were very unresponsive and last minute with everything to ending up finding out they canceled our transaction same day of closing and then closed on the home without our company, We had several team members reaching out to Lindsay and was informed that they were not going to close the transaction but we ended up founding out they removed us off the deal and closed the transaction with all other parties. WE DO NOT RECOMMONED IF YOU DO NOVATIONS OR ASSIGNMENTS. Our law firm is familiar with novations, assignments, investor closings, and all of the variations thereof, and we do understand the process for closing these types of transactions as we successfully close many of them, however, we do require that all paperwork and documents are executed properly by the appropriate parties involved in each transaction. We are unable to accept novations, assignments and contracts that are not executed properly and where we are unable to contact the parties involved in the transaction. Further, we make sure to follow title insurance guidelines.  Your paperwork did not line up and it is hard to close a transaction when we reach out to the seller and they do not know that the transaction is happening. We decline to close transactions where the paperwork is not properly executed and where we are unable to talk to all parties in involved in the transaction. We believe you are misdirecting your frustration on us instead of acknowledging the timelines in the contract and who’s responsible for making sure they are followed through. As closing attorney, we do our best to provide everyone involved with the best possible experience and customer service from initial title order to the closing table. We’re more than happy to interpret the contract, but do not negotiate or write the agreement between the parties. Also, when agents are involved, we communicate through them since they represent you in the transaction. <br><br>On Monday January 8th, after your due diligence period ended, we received an email that you did not want to move forward with the closing. That day, the Listing Agent notified the Selling Agent (your agent) via email that Holder would make a determination of the EMD in case of a termination. You sent a separate email to us asking to refund the EMD, and we responded with our initial thoughts and that there was no termination as of that date. We copied your agent and the Listing Agent, so that all the necessary parties were in the loop. We indicated that we could issue a 10-day letter if there was a dispute over the earnest money, but we had not yet received a termination with proposed disbursement of earnest money. From our initial response on the 8th through the contact closing date on the 12th and as of this date, we still have not received a termination with a proposal for disbursement.
