She shut down all communications and we got a \"Request to quit\".   She refused to comment on James Stott failing to close escrow by refusing to deal with lenders, withholding documents & Communications, wiring instructions.   He tried to trick me to get me to sign a form that would give him power to pay anyone.   He pushed for a $839,125.00 payout to an attorney without requiring an option exercise or payment to escrow.     Alexander Jacob Gershen provided a worthless quick claim deed that could not be filed on title and was going to be \"self notarized\" by a named party.   Classic scam & Fraud.   Karen did not care about ANYTHING.\nWould not reveal any communications or justify.   Took all staff off the deal and managed it himself saying \"due to the complexity\"    She gave us \"next morning\" to transfer buyers funds, but of course that was impossible.   Buyer pulled out and purchase failed even though it was complete including final walk through. It was not mentioned in the title report and really affected our plans of developing the property land. In addition, the easement by the neighbors had large ficus trees planted which would be destructive to my property, utilities and building. I come to find out about the easement when my neighbor told me about it while we were planning to put a fence and gate. How pathetic was that?. Took the joy out of us having to save all the money to buy this piece of property and come to bear the bad news.\nWhen I asked about this easement, they admitted that they have missed the easement on the report and passed me to the title insurance company (Insurance and report that I paid for upon closing of my escrow)\n\nTitle Insurance company they associated with offered a small insulting fraction of the money which was less than I paid for the title insurance all together.\n\nThis is the beauty of large corporations like them. Either way they win offering a small amount to settle the claims. Its like returning your any product in a retail store. They just give you less or about the same of what you have already paid for their services while purchasing the home. The loss is always faced by home buyer. I lost my money and part of my property as easement.
